Real Estate Sale Statistics: Middlesex County, New Jersey
Year to Date March 31, 2013

In looking at the closed sales of residential one family homes in the Middlesex County MLS for the first quarter of 2013, sale transactions increased and the average sale price saw only a moderate decline as compared to March of the two previous years. However, these statistics are from transactions initiated during the months of October, 2012 and into January or early February of 2013.

While closed real estate statistics are  important, they represent past buyer activity and sales transactions.

However, there is a change occurring in the marketplace right now which started in February. Home buyers are not only looking, but are seriously negotiating contract offers. There is a shortage of listing inventory in Middlesex County, sellers are receiving multiple offers and home prices appear to be increasing. These factors will in all likelihood appear in more favorable closed real estate statistics in June, 2013.
