Median: In statistics and probability theory, the median is the number separating the higher half of a data sample, a population, or a probability distribution, from the lower half. The median of a finite list of numbers can be found by arranging all the observations from lowest value to highest value and picking the middle one (e.g., the median of {3, 3, 5, 9, 11} is 5). If there is an even number of observations, then there is no single middle value; the median is then usually defined to be the mean of the two middle values [1] [2] (the median of {3, 5, 7, 9} is (5 + 7) / 2 = 6), which corresponds to interpreting the median as the fully trimmed mid-range.
Average: An average is the sum of a list of numbers divided by the number of numbers

The statistical chart below is using median sale price and also takes into account real estate closings in Middlesex County that were reported in other Multiple Listing Systems, and not included in the Middlesex County MLS Statistical Data which accounts for the difference totals in closed sales.

The Local Market Update Report for 2015 provided by the New Jersey Association of REALTORS utilizes Median Sale Price, not Average Sale Price like the reports above. In addition, sales data is pulled from more than one Multiple Listing System and is therefore more representative of the total real estate transactions in Middlesex County.

Obtaining Middlesex County 2015 Real Estate Statistics and understanding real estate market sales data can be very difficult and can be very confusing trying to understand! National reports and statistics cover the entire country, including new construction, one family homes and condominiums and townhouses. 

Real estate is local! Homeowners and potential home buyers want information regarding the real estate market where they live or where they are interested in buying or selling. While sales statistics and average sale prices can be a guide to the pulse of the real estate market, there is other valuable information a home buyer or home seller should be aware of, such as days on market, listing inventory and the amount of new listings coming on the market compared to the amount of under contract sale transactions.
